Foreclosure Cleanout Work by Property Stage

Bank-owned (REO) trash-outs
A trash-out empties a vacant, bank-owned house of everything the former owner left. The paperwork matters as much as the hauling. Fannie Mae's property preservation guide counts debris in cubic yards, requires date-stamped before, during and after photos, and has servicers stop and submit a bid once a job passes 20 cubic yards (between 11 and 20, the servicer may finish and bid after the fact). If you're working under a servicer's allowable, give the hauler those limits up front and ask for a cubic-yard count with the photos on the invoice. USDA Rural Development's schedule also lists $50 for a broom-swept clean and up to $300 for storing or disposing of personal property, which is a useful yardstick for what a lender expects to pay for those steps.

Listing prep for agents
Listing prep is narrower than a trash-out: clear whatever keeps the house from showing well. Often that's the garage, a back bedroom used for storage and anything visible from the street. Give the hauler the listing photo date and ask for a broom-clean finish in the rooms that will be photographed. Fannie Mae notes that items inside garages and outbuildings aren't treated as exterior debris, so price those spaces as interior work. Keep leftover paint and chemicals out of the haul; the homepage can't-take list says where they go.

Exterior and yard debris
Fannie Mae treats indoor furniture and appliances left outside, along with tires and scattered wood or metal, as exterior debris. Its guide also expects accessible debris to be cleared from crawl spaces and from under the porch, two places easy to miss on a walk-around. Tires and yard waste each follow their own disposal rules; see tire disposal and yard waste removal.

- Your request goes to a single independent hauler

- Mention stairs, a gate code or a hot tub when you call
When Someone Is Still Living There
A completed sale doesn't empty the house. Under G.S. 45-21.29, the buyer or lender asks the clerk of superior court for an order for possession after giving occupants 10 days' notice (30 days for residential property with 15 or more rental units). The sheriff then carries out that order under the same procedure as an eviction, and the buyer gets a landlord's rights over anything left behind. That means the same waiting periods before disposal; eviction cleanouts walks through them. Schedule the hauler for after that window, not on lockout day.
